ArtHAUS*

artHAUS is an intimate 25-unit condominium complex located on a small parcel in Midtown Phoenix along the city’s burgeoning lightrail line. Early parking and zoning ordinance studies proved instrumental in maximizing the unit count for the complex while providing a secure, private garage and adequate visitor parking. The design team’s single-story shared garage implemented a secure bike locker, and individual storage lockers to maximize private storage. houghtful use of open cell masonry and gates allowed the project to maximize passive ventilation and avoid high mechanical costs for a fully enclosed garage. Team members worked with the city to determine a way to use street parking for guests, freeing up the maximum number of garage spaces for private use.
